QUAIL LODGE

Quail Lodge is a golf community founded by Edgar Haber in 1964 on what used to be a dairy farm, located 5 miles inland from Highway 1 off Carmel Valley Road.

Quail Lodge tends to reside just outside the fog belt during our notoriously cool & overcast "summers" (summer tends to be the coolest time of the year, autumn tends to be the sunniest and warmest).

Besides the amazing weather and ultra-convenient location (just a quick 5 minute drive to downtown Carmel), Quail Lodge is also located within the recently renovated Quail Lodge & Golf Club resort, a perfect place venue for  your overflow house guests!

Quail Lodge consists of 203 properties - 160 single family homes, 42 condominium/townhomes, and 1 vacant lot. Townhomes currently have an HOA fee of $739 per month, single family homes have an optional HOA fee of $100 per year.

11 properties have sold over the past year, 2 townhomes/condos, and 9 single family homes.

The two condos sold for $855,000 for a 2 bedroom, 2 bathroom townhome with 1,649 sq ft, and $865,000 for a 3 bedroom, 2 bathroom townhome with 1,753 sq ft.

Home prices ranged rom $975,000 for a 4 bedroom, 2 bathroom home with 1,975 sq ft on a 10,491 sq ft lot to $2,300,000 for a 3 bedroom, 3 bathroom home with 2,900 sq ft on a 14,375 sq ft lot.

QUAIL MEADOWS

Quail Meadows is a gated community that was developed by Edgar Haber in 1997. It consists of 60 estate sites on 614 acres, one-half of which has been aside as open space for recreational use.

Each home site ranges from 4-10 acres, 300 acres have been reserved for open space for hiking and equestrian use. Quail Meadows currently has a quarterly HOA fee of $945.
